Fitting to Existing Windows

If you already have windows in place and want to add remote or automatic control to them, we can help. Theres two main types of actuators that can open a sliding sash window, linear spindle, and chain drives are the most common types. It’s important to keep the window balanced as it’s raised so this sometimes requires two motors per window.

As each sliding sash window is a bit unique and was typically made in a production run just for the building, we’ll need some details from you first.

  • Photos that give us an overview of the current window and any obstructions etc.
  • Dimensions of the windows frame, vent, and reveal
  • Construction material of the window (uPVC, timber etc.)

Automating New Windows

We regularly work with window fabricators to work out the required actuators for the window and provide the needed CAD drawings. This allows them to hide the motors into the frame itself and provides a very clean finish to the window.

We’ve also helped fabricate dummy sash windows with the appearance of a normal sash for smoke ventilation purposes. Whilst this is retrofitting and doesn’t result in a certified smoke vent it is a best effort compromise between building control and planning officers. We always provide components that are tested and meet EN 12101-2 certification for these retrofit windows.

Sash Window Kits

There are a variety of options to automate a sliding sash window depending on the application (comfort or smoke ventilation). We’re able to build up kits for all purposes and offer a range of control options to suit.

Sliding Sash Smoke Vent Kit

We’re not aware of any EN 12101-2 certified sliding sash windows on the market. This is probably because each window looks different, and it will not look correct alongside other windows. If the project is in a conservation area, then it might be possible to reach a compromise that permits a retrofit/bespoke fabricated solution. Rocburn can supply everything required for this from the actuators and brackets to the controls and smoke detectors.

Dummy Sash

There are ways to modify a standard sash window to have the appearance of a sliding sash. This involves the addition of transoms, mullions, and Georgian bars to match the appearance of other windows as best as possible. These windows can be drawbridge hung, or side hung to provide the most ventilation area possible.

Hidden Sash

If the window must be hinged like a sliding sash, then it’s also possible to build the motors into the frame to provide an appearance very close to the original windows if required but may make maintenance harder as the motors might not be fully accessible.

Manual Sliding Sash

It’s also possible to install manual winding gear on a sliding sash window for situation where power isn’t available. Although this generally will require a specialist for installation as there isn’t a dedicated opener design for sliding sash windows.
